Tucson Home Inspection Period
The Tucson Home Inspection Period is determined by a specified period of time in the purchase contract. This inspection period is usually ten days but, it can be much longer and in some cases much shorter, depending on the circumstances.
It is during the inspection period that the buyer is to make all of their inquires and inspections of the property. This included permits, termite inspection, home inspection, and any test the buyer's might want, ex. mold, radon, etc.
It is very important that Tucson Home buyers take full advantage of the inspection period and begin the process as soon as possible. Don't put off doing home inspections until the last minute.
Here is an example:
You have your home inspection by a qualified home inspector and he finds issues with the roof, electrical, and plumbing. The inspector will have these issues documented in the inspection report. Now you need to have a roofer, electrician and plumber look at the issues addressed in the report and determine the cost of resolving these issues. It might take several days to get these estimates from the various vendors so you want to be sure to have this information when the inspection period is over and it is time to submit your Buyers Inspection Notice and Seller's Response otherwise known as the BINSR.
During the inspection period the buyer can elect to cancel the contract for any reason and not risk forfeiture of the earnest money. This is important and makes the Home Inspection Period a very crucial part of the Tucson Home buying process.
