It is call GIGO for short. Right now it is an issue with the Tucson MLS Statistics.
The good news. The official count (at least it is supposed to be the official count) for closed transactions as it stands this morning two business days after the close of the month is 894. We will break 900 for March. However, as usual there will be some paying the $250.00 fine for late entry of data into the system.
Yesterday morning in an apparent rush to avoid a fine someone entered a closed transaction which was listed for sale at $259,900 sold for $23,500,000. For those mathmatically challenged by commas that is Twenty Three Million Five Hundred Thousand dollars. Yeah, I know it is probably $235,000 but that’s not what is in the system. $23,500,000 is in the system which throws the average statistics WAY OFF.
However, should someone have actually paid 23 million 500 thousand dollars for a 2166 sq. ft. house. I have a little larger one in Oro Valley I’ll let you have for Twenty Three Million Four Hundred Thousand and you can move right in.

I see honest mistakes being made, but some are really glaring and hard to believe. However, what I really can’t stand is agents who wnter wrong information on purpose and then pass blame to their assistants later.

It’s interesting that a few lazy agents can skew the data in such a way that it makes it not an accurate portrayal of the stats. At any rate, it does seem like the Tucson real estate market is gaining ground. I’ve seen it pick up a great deal in the last couple of weeks. Let’s keep our fingers crossed that the April transactions will far outnumber March.

I agree with you. It is much better this year than it has been in the past. The March numbers are encouraging to me.
We shall see what April brings. I’m seeing a real slow down this week as people seem more focused on getting their taxes done and in the mail. GO FIGURE!

Yes- taxes are definitely on the tops of people’s minds right now. Hopefully once they get their refund for the economic stimulus package, they will think about buying houses more!
